Royal Decree 1312/2024 establishes that all temporary rental accommodations in Spain must have an official registration number. This is a mandatory requirement for advertising a property and operating with legal guarantees.

Real estate agencies and property managers: If acting on behalf of the owner, they can handle the registration process themselves. They are responsible for verifying that the property is legally registered before listing it.

Assignment of the registration number and notification

Once the application is submitted and the documentation verified, the system will automatically assign a unique registration number that identifies the unit and its type of rental.

This number is recorded in the Official Registry and communicated to the applicant. However, this step doesn’t concern only the property owner.

Error Correction and Data Updates

If an error is found in the application, the Registry will notify the property owner, who will have seven business days to correct it. If the correction is not made within that period, the registration will be suspended, and platforms will be required to remove the corresponding listing.

Additionally, if there are any changes to the original information (rental type, ownership, occupancy capacity), these must be updated immediately through the same channel.

Annual renewal and activity reporting

Every 12 months, the registration holder must submit a report with aggregated data on the rentals conducted. This report is used to justify the temporary nature of the rental use and to keep the registration number valid.

Failure to renew results in the suspension of the legal right to rent the property.
